Epoxy Garage Floor Cost: Compare Florida Quotes
By Tom Barnsley · Updated 2026-10-16
An epoxy garage floor quote should tell you what you are buying. Too often, the interesting number is the total and the missing detail is everything underneath it.
If one quote includes coating removal and crack repairs while another assumes perfect concrete, the cheaper number has not proved very much. Compare the job before you compare the price.
What should an epoxy flooring quote include?
- Measured area: the floor, steps, vertical edges and any other surfaces priced separately.
- Existing condition: old coatings, oil contamination, cracks and repairs included in the price.
- Preparation: the method, dust control, moisture assessment and handling of unexpected conditions.
- Coating layers: manufacturer and product names for the primer, base, decorative finish and topcoat.
- Handover: separate times for walking, parking, moving storage back and cleaning.
- Commercial terms: total price, taxes, deposit, payment stages, exclusions and written warranty.
How much does epoxy flooring cost for a two-car garage in Florida?
It is frustrating to budget for an epoxy garage floor without a useful starting price. Published ranges with a clear scope would make the first comparison easier. But a number borrowed from an unrelated job is false precision, so we are not dressing up forum quotes as a Florida price survey.
Measure your garage and request the same scope from several installers. Divide each total by its quoted floor area only after separating extras such as steps, storage removal or repairs. A cheaper quote that leaves out those items may become the expensive one.
Why can garage floor coating quotes differ so much?
Look for the missing line item before deciding somebody is overcharging. Does one contractor remove the existing coating? Does one include a moisture-control step? Are both quoting epoxy, or is one using a different resin? Is the decorative finish a light scattering of chips or a full broadcast?
Request an itemized alternative if you need to reduce the budget. That makes the tradeoff visible instead of quietly reducing the scope.
Epoxy flooring warranties: read past “lifetime”
Get the actual document. Identify who provides the warranty, what defects qualify, what maintenance is required, and whether moisture, cracking, tire damage or changes in color are excluded. Check whether labor and removal are covered, whether the warranty transfers, and how a claim is handled if the installer closes.
“Lifetime” is the headline. The exclusions tell you what you have bought. Read both, and keep the warranty with the product list, invoice and installation photographs.
What to send an epoxy flooring contractor for a quote
“My garage is approximately ___ square feet. It has ___ cracks, stains or existing coatings. We use it for ___. Please quote preparation, repairs, moisture assessment, named coating products, the finished texture and the return-to-use schedule. Please attach the warranty and list exclusions.”
Compare epoxy garage floor prices without comparing different jobs
Build a small comparison sheet with one column for each bidder. Use rows for measured floor area, coating removal, preparation, repairs, moisture assessment, each coating layer, decorative finish, steps, cleanup and return-to-use instructions. Mark every blank as a question. Do not quietly treat a blank as included. That is how a beautifully simple quote becomes a collection of expensive surprises.
Keep the original quotes as well as your comparison. If a contractor answers a question by phone, ask for the answer to be added to the written scope. You are not asking for a technical dissertation. You are asking what the price covers. An installer who explains an exclusion clearly is easier to compare than one who leaves you to discover it after the garage has been emptied.
An example of a garage epoxy quote comparison
Suppose one proposal includes removing an old coating, while a second prices installation over prepared concrete and leaves removal open. There is no fair winner yet. Ask the second bidder to include removal, or ask both to identify the same preparation assumptions. Do the same for cracks, steps and the garage-door edge. Compare totals only once the scope lines up.
If a price is expressed per square foot, check what area the contractor used and whether small-job minimums or separately priced items apply. A square-foot figure can help compare similar proposals. It cannot explain the whole job when part of the work is charged separately. Keep the actual total payable visible at the top of your sheet.
How to reduce an epoxy flooring budget without buying a mystery
Ask for alternatives that name the change. Could you choose a different decorative finish, exclude an optional step treatment, or move belongings yourself? Ask the contractor which changes affect appearance, timing or the proposed system. Do not suggest skipping a preparation step simply to make the total smaller. The bidder should explain a technically suitable alternative, not quietly promise the same result with less work.
Distinguish work you can actually take on from work you are merely hoping to manage. Clearing a garage requires space for everything, somewhere to park and time to move it back. If you plan to do that yourself, have the contractor identify when the room must be empty and when each type of item can return. An avoided charge is only a saving if the alternative works.
Deposits, extra repairs and the final epoxy flooring invoice
Before paying, get the payment stages and cancellation or rescheduling terms in writing. Confirm the business receiving the money matches the contract. Ask what triggers a payment: booking, materials, preparation or completion. This guide does not set a universal deposit percentage. The useful question is whether you understand the commitment and the work tied to each payment.
Unexpected slab conditions need a change process. Agree who contacts you, what evidence you receive and whether additional work waits for your approval. A photograph, a brief explanation and a written price are a better basis for a decision than an unexplained line on the final bill. Keep any approved changes with the original quote.
When an epoxy quote is ready to accept
You should be able to name the installing business, describe the preparation, identify the coating system and explain the exclusions. You should also know what you are paying, when access returns and whom to contact if something needs attention. If one of those answers is missing, send a specific question. Buying a floor does not require becoming a coating chemist. It does require getting past “premium system” and a grand total.
Before you choose the cheapest epoxy flooring quote
Check whether the final amount is fixed or depends on assumptions that have not been inspected. Ask what could change the price, who approves a change and how you will receive evidence of the additional work. Compare the same payment stage across bids, too: an initial deposit is not the total cost. If a contractor will not clarify a material omission, you do not yet have a comparable proposal. A low number is useful only when you know what you can expect for it.
